About Rolling Hills Estates

Rolling Hills Estates is the practical center of the Peninsula. It's where Silver Spur Road meets Hawthorne Boulevard, where the shopping centers are, where the farmers market happens, and where a lot of Peninsula families end up when they want good schools and a connected community without paying estate prices.

The neighborhoods here range from hillside homes with sweeping views to flat-lot ranch houses near the commercial areas. Ernie Howlett Park is the community's outdoor living room — 30 acres of fields, playgrounds, and walking trails. The equestrian heritage from neighboring Rolling Hills is still visible in the horse trails and arenas.

RHE is the most suburban of the Peninsula cities, and I mean that as a compliment. You have real amenities within walking distance — not just a cute plaza, but actual grocery stores, restaurants, services, and a library. For families who want PV schools plus convenience, this is the sweet spot.

Real Estate

RHE offers the most accessible entry point to the Peninsula — median prices typically run $1.5M–$2.2M, which is considerably below PVE and oceanfront RPV. You get PVPUSD schools, a safe community, and freeway access that the western Peninsula neighborhoods can't match. The trade-off is you're not on the ocean side — but plenty of people prefer it that way.

RHE has excellent PVPUSD options — Silver Spur Elementary, Rancho Vista Elementary, and Dapplegray Elementary feed through Ridgecrest Intermediate to PV Peninsula High School. Peninsula High (continuation) is also here and hosts the Sunday farmers market.

61-year South Bay institution. American and Mexican food in a fun, casual atmosphere. Everyone on the Hill has eaten here.

Red Onion is the institution — 61 years and counting. The Peninsula Center and Silver Spur corridor have everything from casual to upscale. And the PV Farmers Market every Sunday at Peninsula High School is the best market on the Hill.
